Average house sale price in Stoney Creek Ontario increased by 9.3% in December 2016 in comparison to the same time year before.
Despite a predicted decline in sales activity for 2017 in some of Ontario’s housing markets Stoney Creek and Hamilton won’t experience price declines this year. This is due, primarily, to a pronounced lack of supply of housing stock, particularly for low-density, semis townhouses, condos and single-family detached homes.
This lack of supply means that seller’s are sitting pretty in a very heated seller’s market which has an impact on housing prices.
The number of listings in Hamilton and area was down from the previous year. The simple rule of supply and demand applies to this housing market and will make prices in Dundas to go up. No listings and high demand for residential homes coming from buyers entering the market from GTA.
The region of Hamilton-Burlington will lead the country in real estate price growth again in 2017. The 2016 has been record breaking for this region with 20-per-cent year-over-year price growth. We predict that Stoney Creek real estate prices will continue in the upward trend.
The average existing home price in Hamilton was $493,194 during the first eight months of 2016, while in Toronto $717,213. Between November 2015 and November 2016, the average selling price of a GTA home rose to $776,684—up 22.7% on a year-over-year basis.
As a result, anyone in the market to sell a home in Hamilton, Dundas, Ancaster or Stoney Creek can continue to expect strong demand. This should translate into higher sale prices and fewer days on the market.
